The annual rent update coefficient for 2025 has been published, establishing a maximum increase of 2.16% in rent. We remind you that, except in cases where the Lease Agreement initially establishes the annual increase value, this is the maximum applicable ceiling.
Landlords must notify tenants, via registered letter with acknowledgment of receipt, at least 30 days in advance, of the new rent amount, the applied coefficient, and other relevant data used for its calculation.
The rent update can only begin after 1 year from the start of the contract. Failure to update by the landlord prevents the recovery of missed increases; however, the coefficients can be applied in subsequent years up to the 3rd following year.
Thus, the maximum increase limits to be applied are (if not applied in previous years):
2025 – 2.16%
2024 – 6.94%
2023 – 2.00%
In other words, if increases have not been applied in previous years, the landlord can apply an increase of up to 11.1% to the contractual rent from this date.
